Part of Mishawaka is still moving fast, even with more choices
Freddie Mac put the average 30-year mortgage rate at 7.24% as of October 29, 2026. That is a real cost. Yet in ZIP 46545, the Real Estate Data Aggregator counted just 1.3 months of supply for the three months ending August 31, 2026. That means buyers are still competing, even at today's rates.
The Real Estate Data Aggregator found that 45.3% of homes in ZIP 46545 sold above list price in that period. That share rose 12.4 points from the same months in 2025. So the right price still draws real offers.
How the two ZIP codes compare

| Price change vs. 2025 | up 3.1% | up 4.7% |
| Median days on market | 16 days | 12 days |

Speed still matters in both ZIP codes
The Real Estate Data Aggregator found that 65.2% of homes in 46544 and 65.1% in 46545 went under contract within two weeks of listing. Not every home moved that fast. But most did. Prep and price still decide which side of that line a home lands on.
More choices appeared, but supply stayed tight
New listings in 46545 rose 21.1% from the same period in 2025, according to the Real Estate Data Aggregator. More choices showed up. Even so, supply stayed at just 1.3 months. Buyers had a little more to look at, but not much more room to wait.

Rates are real, but so is local demand
Freddie Mac reported the 15-year fixed rate at 6.60% as of October 29, 2026. The Federal Housing Finance Agency found U.S. home prices rose 2.4% from August 2025 to August 2026. Mishawaka's median prices in both ZIP codes beat that national pace. Rates are a real factor. Local demand is too.
