One part of Mishawaka stayed very tight, even with more listings

The tightest corner of Mishawaka is ZIP 46545. The Real Estate Data Aggregator counted just 1.3 months of supply there in the three months ending August 31, 2026. That is the number that changes what a seller should do: even with more listings coming in, buyers still have very little to choose from.

The wider picture: rates and national supply

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is slowing buyers in many markets. It has not stopped Mishawaka buyers from competing. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Mishawaka's 46545 outpaced that, up 4.7% in the same window.

Nationally, Realtor.com found price cuts hit 20.8% of listings in September, the highest share since October 2022. In Mishawaka's two ZIP codes, sellers averaged between 99.7% and 100.8% of their asking price. Price cuts were not the story here.
