One part of Mishawaka is still moving fast despite higher mortgage rates
CNBC reported the average 30-year mortgage rate hit 7.49% as of October 7, 2026. That is a real headwind for buyers. Yet in ZIP 46545, the Real Estate Data Aggregator counted a median of just 12 days on market for the three months ending August 31, 2026. That is one day shorter than the same period a year before.
Speed alone does not tell the whole story. The Real Estate Data Aggregator found that 45.3% of homes in 46545 sold above list price in that same period. That share rose 12.4 points from a year before. For sellers, that means a well-priced home can still draw real competition.
How the two ZIP codes compare
Mishawaka covers two main ZIP codes: 46544 and 46545. They tell different stories right now. Here is where each one stood for the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

What is driving prices up
The Real Estate Data Aggregator put the median sale price in 46545 at $235,500, up 4.7% from a year before. In 46544, the median was $212,450, up 3.1%. Both ZIP codes beat the national figure. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026.
Supply is tight, but not equally
The Real Estate Data Aggregator counted only 33 homes for sale in 46545 and 66 in 46544. At the pace of sales, 46545 had just 1.3 months of supply. That is very thin. Nationally, Realtor.com reported active listings grew to 1.16 million homes year-over-year. Mishawaka is not seeing that same relief.
Contracts are still coming in quickly
The Real Estate Data Aggregator found that 65.1% of homes in 46545 went under contract within two weeks of listing. In 46544, that share was 65.2%. Both are high. Not every home sold that fast, but most did. Buyers who wait to decide can find a home already gone.
The mortgage rate reality
CNBC reported the average contract rate for a 30-year fixed mortgage climbed to 7.49% as of October 7, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That raises monthly costs. It also explains why the Real Estate Data Aggregator counted fewer homes sold in both ZIP codes compared with a year before: 46545 was down 8.5% and 46544 was down 10.3%.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Mishawaka is not seeing that same softness right now, but it is a reminder that the national picture is more mixed than the local one.
